The Perris back yard problem
Builders in the newer Perris tracts hand over the back yard as a rectangle of dirt with a hose bib and a slab barely big enough for a table. That is the starting point for most of our makeovers.
We see it most in the newer tracts, Villages of Avalon and Monument Ranch, and on the bigger lots out toward Good Hope and Mead Valley where the yard is large enough that half-finishing it shows.

What it costs and how people phase it
A makeover is a real number, which is why we offer 0% interest financing up to 21 months. It is also why a lot of Perris families split it: the flat work and the drainage first, the turf and the planting the next season.
If you are phasing, tell us at the quote. We put the drainage and the wire runs in during phase one so phase two does not mean tearing up what you just paid for.
